Wedding Rates:
For a Wedding and Reception lasting up to 6 hours, walk-on fee is $3500 and includes 75 wedding chairs and tables. Complete Packages including flowers, scrumptious buffet dinner, wedding cake, DJ, officiant, and more(does note include photographer) are $6500 for up to 50 guests, $7500 for up to 100 guests, $8500 for up to 150 guests, $9500 for up to 200 guests, and 10,000 for 250 guests.
Plus we save you a bundle by allowing wedding hosts to provide their own alcohol. Please inquire for details and to review applicable Va ABC board statutes and regulations.
We welcome providing price quotes for any other special requests you may have.
Payment: We will do our best to work out a payment plan that works for you.
Guests who desire to stay up to a week before or after the wedding receive up to a 15% discount on lodging rates.
All Other Events:
Concord Manor may be rented to host non-wedding events or gatherings of up to 250 people, including rehearsal dinners, cookouts, birthday parties and pool parties, reunions, receptions, business meetings, etc. Each event requires its own contract. A minimum $200 event fee applies for small groups and increases based on number of guests and duration of the event. Site rental fees are $6 pp for 3 to 4 hours, $4 pp for less than 2 hours.

Note: Overnight guests with a rental agreement for lodging receive a 10% Discount on event fees when the guest count exceeds 25 people. The Rental Agreement for lodging stipulates: "Renters must notify Agent and obtain permission in advance before hosting a gathering of over 25 people, as event fees may apply. If Renter hosts a non-approved gathering, Agent may keep the security deposit first, then Renter is obligated to pay other event charges over and above security deposit."
Catering:
Please contact us for a quote. Our most often requested meal is Texas-style mesquite-smoked BBQ Beef Brisket, 2 sides, potato rolls, tea and lemonade, for $21 per person, minimum 30 guests. Add a second entre of chicken or fish for $4 pp.
Event Fees may be waived or reduced for events we cater. Please request a quote.
Rental Rates for Lodging:
Rates for overnight stays at Concord Manor are based on the total number of guests and the length of stay. Best rate is 7 night stay as you get a 10% discount.
Base rate per night varies depending on which night and is for 1 to 8 people, 2 night minimum stay. Monday, and Tues rate is $325 per night,
Wednesday is $395, Thurs, Fri, and Sunday night is $495 per night, Saturday is $895 per night as Saturday is a popular day for weddings. (See wedding pricing herein)
Special premium rates apply in May for the graduation weekends.

add 2% County lodging tax
$25 per each pre-approved pet.
Since we are an event site who also offers lodging, adding early check-in or later check-out may be scheduled in advance for a fee. Accommodating such requests depends on the schedule of events, or whether guests are arriving or departing that same-day.
If we are able to accommodate your request for different arrival or departure times, a $45 per hour rental charge will be added to extend your stay one or two hours beyond normal times, or add 4 hours for $155.

We prefer weekly rentals not begin on a Saturday but on another day of the week.
DAMAGE Deposit: In addition, guests may be required to put down a $500 fully refundable damage deposit. May pay cash or use credit card to cover damage deposit.
Need more space? Add the upstairs room of the guest house (second level has separate entrance) for a flat fee of $125/night. This includes 2 king beds, futon bed, bathroom with shower, and a satellite TV. (has separate entrance)
