Wedding Rates:
For a Wedding and Reception lasting up to 6 hours, the base walk-on fee is $1000 plus $2 per guest.  This fee includes use of up to 75 wedding chairs and  8 folding rectangular tables and there are 5 round wrought iron tables around the pool and the arbor.  Add $2 per guest to the walk-on fee:  $1100 for up to 50 guests, $1200 for up to 100 guests, $1300 for up to 150 guests, $1400 for up to 200 guests, and 1500 for 250 guests.

Complete Packages including flowers, scrumptious buffet dinner, wedding cake, DJ, officiant,  and more (does note include photographer)   
Plus we may save you a bundle by allowing wedding hosts to provide their own alcohol.  Please inquire for details and to review applicable Va ABC board statutes and regulations.
We welcome providing price quotes for any other special requests you may have.  
Payment:  We will do our best to work out a payment plan that works for you.  100% refund if you cancel 6 months in advance.
Weddings are events are separate from lodging.  

All Other Events:
Concord Manor may be rented to host non-wedding events or gatherings of up to 250 people, including rehearsal dinners,  cookouts, birthday parties and pool parties, reunions, receptions, business meetings, etc.  Each event requires its own contract.  A minimum $200 event fee applies for small groups and increases based on number of guests and duration of the event.   Site rental fees are $6 pp for 3 to 4 hours, $4 pp for less than 2 hours.

Note:  The  Rental Agreement for lodging stipulates:  "Renters must notify Agent and obtain permission in advance before hosting a gathering of over 25 people, as event fees may apply. If  Renter hosts a non-approved gathering, Agent may keep the security deposit first, then Renter is obligated to pay other event charges over and above security deposit."

Catering:   
Please contact us for a quote.   Our most  often requested meal is Texas-style mesquite-smoked BBQ Beef Brisket, 2 sides,  potato rolls,  tea and lemonade, for $25 per person, minimum 30 guests.    Add a second entre of chicken or fish for $4 pp.
25% of your walk on fees is applied to cover your catering.    Please request a quote.

Rental Rates for Lodging:    
Rates for overnight stays at Concord Manor are based on the total number of guests and the  length of stay.   Best rate is 7 night stay starting on a weekday as you get Monday night free. 

There is optional additional upstairs room with 2 kings beds and a futon bed  in the guest house that may be added to your rental for $125 per night, minimum 2 nights.  

Rates for main house may vary seasonally and are subject to change. Typical peak-season rates per night also varies by day of the week. Base rate is for 1 to 8 people, add $20 per night per additional person over 8 including non-infant children.   2 night minimum stay required.  Sunday, Monday, and Tues rate is $375 per night,
Wednesday and Thursday rate is  $395,  Friday and Saturday, is $495 per night,  (See wedding pricing above ) 
Special premium rates apply in May for college graduation weekends.

* add $20/night per additional person over 8, including non-infant children and that the optional guest house fee is added to that.

Add to total rent: 
$150 cleaning fee for main house
add 3% County lodging tax
$25 per each pre-approved pet.

Since we are an event site who also offers lodging, adding early check-in or later check-out may be scheduled in advance for a fee.   Accommodating such requests depends on the schedule of events, or whether lodging guests are arriving or departing that same-day. 
If we are able to accommodate your request for different arrival or departure times,  a $50 per hour rental charge will be added to extend your stay one or two hours beyond normal times, or add 4 hours for $175.
rent 7 nights starting on a weekday and receive Monday night free.
(We prefer weekly rentals not begin on a Saturday but can be accommodated for a 15% surcharge.


DAMAGE Deposit:  In addition, lodging guests may be required to put down a  $500 fully refundable damage deposit.  Weddings with more than 75 guests may require a $1000 security deposit.  Deposits may be paid cash or use credit card to cover damage deposit.  pay.x4.com

Need more space?  Add the upstairs room of the guest house  (second level has separate entrance) for a flat fee of $125/night.  This includes 2 king beds, futon bed, bathroom with shower, and a satellite TV. (has separate entrance)

Normal Check-in 5 p.m., Check-out 10:30 a.m.  (see above note about renting up to four additional hours on either side of your rental)
